Arterra becomes Crossroads’ first high-rise apartment tower

SITUATION

In 2005, a local construction company approached Copaken Brooks with a potential condominium project in the Crossroads Arts District of Kansas City. The property was occupied by a seven-story treatment plant, which was being demolished as part of a Superfund federal cleanup project. After closely watching the local market, Copaken Brooks acquired the land in 2007 with plans to construct Arterra, the Crossroads’ first-ever highrise apartment tower. However, as the recession hit the local real estate market, progress stalled and the land remained vacant while the economy recovered.

STRATEGY

In the decade that followed, neighborhood rents increased, the area started to develop, and Copaken Brooks teamed with St. Louis-based Altus Properties to continue the development of Arterra.

RESULTS

While Arterra was Copaken Brooks’ first foray into multifamily, the firm has extensive experience in mixeduse projects that includes residential. The team’s ability to assemble top-notch architecture, engineering and construction partners – coupled with a progressive, amenity-rich design – resulted in the landmark tower that meets a need for luxury living in the highly sought-after Crossroads neighborhood.

Arterra also features stunning views of the Liberty Memorial, Penn Valley Park and the downtown skyline.
